REQUIRED DOCUMENTS IN ORDER TO PUT A PROPERTY ON THE MARKET

  • Deeds (and also of the mortgage, if it has)
  • Passport and N.I.E number (we can process it for you)
  • Habitation Certificate (it has a validity of 5 years in Orihuela Costa and, we can process it for you)
  • Energy Certificate (we can process it for you)
  • Electricity and water bills
  • Suma bill (IBI)
  • Last Community bill
  • Inventory list of the things left in the house
  • Complete set of keys

REQUIRED DOCUMENTS TO BUY A HOUSE

  • Passport and N.I.E number (we can process it for you)
  • Private contract o deposit contract
  • When both parts reach a purchase agreement, they must sign it and, the buyer deposits an amount of money as a signal to reverse the house which, is usually a 10% of the house value. In it, it must be reflected:
    • The object that is transmited
    • Property description
    • Price
    • Method of payment
    • Terms in case one of the involved parts withdraws or, if the buyer is pending a contract that is not granted.
  • Militar Certificate (if the buyer is Non nacional of the European Union)

OVERHEAD EXPENSES FOR BUYING A PROPERTY

  • Notary (depending on if there is a mortgage or not)
  • Registration
  • Solicitor or legal adviser
  • Taxes (10% of the deeds value)

OVERHEAD EXPENSES FOR SELLING A PROPERTY

  • Plusvalía (Local tax)
  • IBI of the current year (Local tax)
  • If the property has a mortgage:
  • Bank expenses
  • Notary expenses
  • Registration expenses
  • Solicitor or legal adviser expenses
  • 3% of the deeds value if, the seller is Non resident in Spain (but, if you, as the seller, have not made any economic profit selling the house, you can get that 3% back and, we can process it for you).
  • Community Certificate.
